Thercel Land Limited is continuing its investment at Europark, Rugby, with construction well underway on Europark 35, a new 35,770 sq ft speculative industrial and warehouse development.
The building forms part of the next phase of development at the established A5 business park and is being constructed to provide high-quality modern accommodation for manufacturing, distribution and logistics occupiers.
Europark 35 will provide 10 metre eaves, a secure 50 metre service yard, dock and level-access loading, together with modern office accommodation. The development is targeting BREEAM ‘Very Good’ and an EPC ‘A’ rating.
Located on the A5 immediately north of Rugby, Europark benefits from excellent access to the M1, M6 and A14, placing it at the heart of the Midlands motorway network.
The speculative development represents a further significant investment by Thercel Land in the estate and comes at a time when the supply of good-quality modern industrial accommodation remains relatively constrained.

Europark is an established manufacturing and distribution location comprising a range of modern industrial and warehouse buildings and external storage yards. The estate is actively managed by Thercel Land, whose offices are based on site.
Europark 35 is currently under construction and is expected to be available in Q1 2027.
